Independent by design.

At Rainey.Co, you work directly with Dale Glover from the first conversation through closing. He helps companies understand what they need from their real estate, uncover opportunities both on and off market, and navigate the complexities that come with making the right move.

Rainey.Co focuses on buyers and occupiers rather than maintaining landlord inventory. That independence keeps the search centered on the client, the business and the long-term opportunity.

Build your business.
Own your ground.

For the right company, real estate can be more than an operating expense. Ownership can create greater control over your operation while building a long-term asset alongside the business.

Dale helps founders and companies evaluate the full picture: capital, timing, flexibility, operational requirements and future growth, so the decision to buy or lease supports where the business is going.

Discuss buy vs. lease
THE DECISION FRAMEWORK

When ownership makes sense

Build equity, shape the property around your operation, and take greater control of your long-term footprint.

When leasing is the better move

Preserve capital and flexibility while you scale, with tenant representation that protects your leverage.

THE RIGHT ANSWER DEPENDS ON WHERE THE BUSINESS IS GOING.

Some companies need
more from a building.

For dual-use tech, advanced manufacturing, robotics, aerospace, hardware and R&D companies, real estate has to do more than provide square footage. Power, loading, HVAC, clear height, security, testing, production capability and room to grow can all shape the search.

The earlier those requirements are understood, the more options a company has.

Permitted uses, entitlements, transportation, workforce access and municipal processes considered early in the search.

Dale has been part of Austin’s evolution since 1999. His experience spans commercial real estate, regional planning, city appointments, Rainey Street, East Austin and the Colorado River corridor. That history brings context to a search that goes beyond available listings: where Austin has been, where it is going and where opportunity may emerge next.

EAST AUSTIN

An early focus on East Cesar Chavez led to this distinctive property and an opportunity to see it differently. Dale found and represented the buyer in the acquisition, then later brought Luster Pearl to the property as a tenant, carrying the project from opportunity through occupancy.

EAST AUSTIN

The potential of this overlooked riverfront property was easy to miss when its connection to the Colorado River was largely hidden by its industrial use. After getting behind the property and seeing the river, Dale recognized an opportunity for something entirely different. He identified and represented the buyer, helping set the stage for the hospitality destination that followed.

The long-term potential of this 21-acre industrial site extended well beyond its existing use. Dale engaged the ownership and identified a buyer positioned to rethink its future, then represented the buyer through the acquisition and helped bring the parties together around the larger opportunity.

COLORADO RIVER CORRIDOR · 5.5 ACRES

The potential of this 5.5-acre Colorado River site emerged well before its redevelopment path was clear. Dale engaged the owner, explored adaptive reuse possibilities with the UT School of Architecture and ultimately identified the buyer, helping move the property toward its next chapter.

This off-market riverfront property fit into a broader vision for the future of the area. Dale approached the longtime owner with a different way of thinking about the site, built alignment around the opportunity, then identified and represented the buyer, bringing the parties together around a shared vision for the property.

Four contiguous properties came together through a complex assemblage, creating a larger development opportunity from multiple individual parcels. PLACEMAKING · BROKERAGE · ADAPTIVE REUSE

Long before Rainey Street became the district it is today, Dale saw the potential for its collection of houses to become a walkable destination, with each property offering a different experience and the street itself tying them together.

After experiencing the original Lustre Pearl, he began working with property owners, operators and buyers to help shape the street one property at a time. Through landlord and tenant representation, property sales and introductions between owners and the right operators, Dale helped curate the early mix of places that defined the original Rainey Street district.
